Preferred room and flatmate description

There are 2 rooms available at the property which are being let separately, however it would also be ideal for 2 people looking to keep living together. The rent price includes all amenities, so water, gas/electric, tv license, council tax, broadband/tv etc. The house has a washer/dryer and a dishwasher as well as a yard at the back. We also have a great TV package and 50Mb cable broadband. Each room has 2 ethernet ports wired directly in some of the other rooms don't have them yet so there is a bit of cabling still running along the floor in the hallway but this will be wired in as well in due course.

The house has 6 bedrooms spread over 3 floors, the 2 that are available are adjacent on the first floor. Everyone currently living in the house works hard during the week so we like to have a bit of fun at the weekend but as long as you don't mind a drink and some good music on your days off you'll fit in perfectly. There are a mix of professionals and students in the house the youngest being 23 the oldest being 26.

The guy who lives in the downstairs room does have a dog but because he is in the back room near the back door the dog is usually in the yard or in his room. It is actually banned from the rest of the house.

The smaller room is going for £275 all inclusive, while the larger bay windowed room is going for £350. Again this is all inclusive, there are no other costs to be considered at this property other than this rate.
