I have one large double room available in my well maintined five (5) bedroom Victorian House in Tilehurst, West Reading - it is available from 1st March 2012.

Its the first floor middle bedroom (rear garden facing) and is £400 per month inc bills. Approx 12 feet by 12 feet, and is fully furnished. 1 double bed, 2 large double wardrobes, 1 chest of drawers, 1 bedside table.

The house itself is conveniently located 3 mins walk from the centre of Tilehurst village, in a very quiet residential road - and I've been told by Estate Agents one of the most desirable roads in West Reading. You can catch the 17 bus into Reading (they go usually every 10 mins) and its a 10 min ride or so into the centre. The house is 2 miles from M4 J12 (5 mins by car), and Tilehurst station is 2 mins by car away (or a 15 min walk). So it makes commuting into the Thames Valley / London or towards Newbury easy. I used to commute into central London when I lived there and door to door to the West End was just over an hour.

The house boasts a very large fully fitted kitchen, with breakfast bar and loads of cupboard space. It has all the mod cons: Dish washer, washing machine, microwave, double oven, extractor, 3 fridge freezers ...

There are two bathrooms - a downstairs one, and one up on the first floor. Both have power showers, and the upstairs bathroom has a bath as well.

The house has recently had a brand new 30 kwh combi boiler installed (as of Dec 2008). Each room has a thermostatic valve on the radiator.

The front lounge is internet ready with wireless access, and has Virgin cable in place already. There are new cream leather sofas in there as well ...

The back garden is around half decked (around 50 sq meters), and there is a shed for storage at the bottom. There is separate passage way to access the garden, so you can store bikes there if you want. The front driveway is block paved - so there is space for 2 cars.

I am looking for professional working males / females, between the ages of 20 to 40. No DSS, sorry. You must be non smoking - and the contract term is for a minimum of 6 months. I'd require 1 months notice (after 6 mth minimum term) and 400 pounds deposit in advance. This would obviously be returned if the house / room is left in a good condition. I won't be living in the property - so it will be remotely managed. You will be sharing with other professionals.

The rent will be inclusive of all the main bills (gas, water, elec, cable and broadband.) It will also include the costs of having a professional cleaner in for a few hours every 2 weeks or so. The rent DOES NOT include Council Tax - so this will have to be paid on top of the rent. Currently it equates to about an extra 29 pounds per person per month.

This is an exceptional rental house, and you will struggle to find anything better for the money in Reading. Viewing is highly recommended!
