If you are studying then it is a 10 minute walk from Norfolk Park Student Village and is a 15-20 minute walk to Sheffield Hallam or the City Centre, and there Frequent bus services (120/123 Stagecoach plus several First Buses and Trams going both to Sheffield Hallam and University of Sheffield).
The house is right next door to a Petrol Station and there is a Convenience Shop just a few houses up as well as various other Shops/Takeaways etc dotted up and down the road. Parking is available along the side of the road the house is situated on at all times.
PLEASE NOTE: Utility Bills (Gas, Water, Electricity) and Broadband are Included in the Rental Price. The T.V License is negotiatable with the existing tennants and Council Tax is dependant or whether you are working or a Full-Time Student.
There is no rent adjustment for couples. Anyone welcome to come and look at the property and we will consider all circumstances.
We would prefer Females though as we are very 'clean orientated' and have found them to be very reliable in the past, Males are accepted provided they are clean and tidy and can provide sound references and contact details from previous landlords they were with.
You will be sharing with 3 other tennants. 2 in their early 20s, a guy and a girl (couple) the guy is working and the girl is studying. Plus another guy in his mid to late 20s who is working and studying. They are all nice, relaxed and friendly tennants.
The Landlord (Tim) is part of the Sheffield Responsible Landlord's Scheme and can prove so if required.

If you interested in taking a room then we will require 2 References from you. A Reference from your Previous Landlord and a Character Reference. If you do not have a previous Landlord, then a reference from a previous/existing Employer on your reliability will surfice. In the event of no existing or previous Employer being available, we would expect 2 Strong Character references.
Once references have been verified and checked to a satisfactory level, we will arrange with you a contract signing date. (For all references a contact number, address and if possible e-mail address are required for our enquiries)
The deposit for each room is £280 (One Month's Rent)
