*Background*

I'm moving into my fiancee's flat in Salford, so I'm looking for a lodger for my old bedroom. I own the house (mortgaged) and don't intend to sell it for at least two years. Short, medium or long term lodgings are fine. I'll ask you to sign a rolling 3 or 6 month lodger agreement, but this is negotiable to suit your circumstances.

*The Bedroom*

Double bedroom upstairs at the front of the house. Room is approx 13'x12' - not huge but room to swing a large cat. The carpet is VERY soft! Two large east-facing windows, great for happy morning sunshine. Wood-frame double bed, solid pine wardrobe & chest of drawers, shelves, computer desk and whatever other furniture you need can be provided. Bedrooms are key lockable.

*The House*

Fully furnished with all mod cons, 8Mb unltd broadband, themostatic GCH (combi boiler), well insulated and double-glazed. Moderately sized 2 bedroom 1900s terraced house. Totally refurbished 4 years ago and my home ever since, so it's in good repair and thoughtfully decorated throughout. Spacious bathroom (10'x9') with an awesome shower and plenty of storage. Dining room (16'x10') has a dining table & chairs, armchairs and loads of storage. Living room (13'x10') currently has all my stuff in it, but is accessible for storing bulky items. Kitchen (10'x9') is a good size for two, fridge-freezer, gas hob & elec oven, microwave, washing machine, plenty of storage space. Upstairs is properly carpeted throughout (lino in bathroom), with laminate & rugs downstairs (kitchen has tiled floor). Large back yard with lots of potted plants & flowers, and a bench for sitting out in the sun (yes it does get sunny in Manchester!)

*Important Info*

RENT INCLUDING ALL BILLS will be £290pcm. This incorporates £200pcm rent, plus £90pcm to cover elec, gas, water, phone, BB, Council Tax.

This is NOT an assured tenancy. I am unable and have no desire to let the property exclusively at this time.

A friend (male, 23) currently lodges in the smaller back bedroom. He's a nice guy, mechanical engineer, listens to 'European power metal', plays Crysis on his PC, and paints Warcraft models for fun. (He's more interesting than that makes him sound!) He is a light sleeper, so please only professionals workin' 9-5 should apply.

Smokers are welcome, but NO SMOKING INSIDE THE HOUSE. I have to respect my existing tenant. I used to have two cats, so just be aware if you're allergic to cats this may be unsuitable.

*The Area*

Post code is M14 4UA (Crondall Street). You can use Googlemaps street view for a closer look at the area.

Buses (routes 111, 15, 16) run frequently til 11pm, and the nearest stops are 2-3 mins walk away.

There is a corner shop 30yds from the front door, 2-3 mins walk to good local shops on Claremont Road and Princess Road (with more bus routes). Post Office, bakery, non-Halal & Halal butchers, newsagents, a fantastic Kashmiri and other takeaways, 3 off licences - all within 5 mins walk. Asda Hulme (and bus routes 85, 86) is about 10 mins walk. Wilmslow Road/Rusholme/Curry Mile is about 10 mins walk.

I can walk to Oxford Road station in under half an hour.

Moss Side is still a 'poor' area but as you get to know your neighbours and people you pass regularly in the street, you realise just how friendly everyone is, and in my experience it's safer than anywhere else I've lived. Manchester City Council have been and still are investing a lot of money in the local area. Many families have moved here recently as it's affordable, and there is a tanglible community spirit, with local shops & cafes thriving.
