Large single attic room, with a good double bed in a terrace house within 10' walk of the train & bus station. Gas/electric not included.
I have 2 friendly dogs in a tidy & quiet house. The place is in a good state of repair with wifi & TV. There is a good shower (but no bath), the kitchen is large with a gas cooker, microwave, fridge/freezer and a few other gadgets. No dishwasher.
I'd prefer a lodger who is reasonably quiet & tidy, should be clean. You must like dogs. I may at some time rent out another room.
You should provide good references and can pay rent & deposit in advance.
