Double room to rent in immaculate flat in Edinburgh

Preferred room and flatmate description
I have a double room for rent to a non-smoking male (any age). Spanish guys especially welcome as I speak a bit of Spanish and it would be great to have the opportunity to practice it from time to time.
A bit about the accommodation. It is a 3 bedroom flat with 2 bathrooms, kitchen, dining room and lounge. It is very modern, well equipped and well furnished. There is gas central heating, broadband internet access and Sky tv. The flat is located in a quiet area, situated about 4 kms. from the city centre (but only about 1.25 kms from King's Buildings and the Royal Infirmary hospital). It is on a good bus route and it takes 15-20 mins. by bus into the city centre. The flat is in immaculate condition and I'm looking for someone who will help maintain the high standards of cleanliness and tidiness.
I am the owner of the flat, male, age 61. My interests include most sports (but especially football and tennis), travel, chess, bridge, meeting people from all backgrounds / cultures, learning Spanish.
The room for rent is a double furnished room. The rent is £325 per month without bills. There is an additional fixed charge of £50 per month to cover all bills (council tax, gas, electricity, phone rental, broadband, tv license).
The flat is probably best suited for someone who is extremely clean and tidy and who is looking for a quiet place to stay. You will be sharing the flat only with myself.
