Double room available in amazing (has to be seen to be believed) flat in The Shore, Edinburgh.

The photo is taken from the opposite end of the street and the flat is beside the big white boat - so this would be your street. Not bad eh?!

The available room has a double bed, 2 wardobes, 2 bedside tables and a chest of drawers. Cable in room ready for Virgin TV and enough space for a desk and chair if you wanted to bring one.

Seperate kitchen and living area. Dining area and amazing views over the water.

The Flat:

The room available is a double room - not massive, but definately not one of those rooms which just fits in a double bed and no more. There are 2 wardrobes so is decent for storage. There is Virgin tv in the room at the moment, so it is ready if you wanted it, think it's a tenner extra a month to have it in the bedoom.

Kitchen - The kitchen is a decent size and is equipt with most things you'd need - unless you are an amazing chef who needs fancy contraptions... but there's cupboard space for them...

Living Room - Is huge, massive windows with a fantastic view - great if you're a people watcher, or swan/duck watcher as I have recently become! Dining area which can seat up to 6 which overlooks the river too. Old style fire place, 2 sofas, loads of room if you needed it for... yoga or doing a big jigsaw on the floor or whatever takes your fancy...

Bathroom - Bath and really powerful and hot shower - I know this is important to a lot of people!

Free on street parking. I've lived here for about 9 months and my car has been totally safe and there's always spaces within a couple minutes walking distance.

What's the area like?

There are many bars and restaraunts all around the flat, you could have Michelin star (3 within walking distance), chinese, indian, italian, hungarian, portugese, mexican, spanish, seafood...the list goes on, good sandwich shop below flat for bacon rolls in the morning. There is a 24 hour asda a 5 minute drive down the road and a Tesco Metro a 5 minute walk away. There is a casino out the back and nearby private health club and also council run swimming pool gym. There is a boat outside the window which is a pub and restaraunt. There is a cinema complex and shopping centre within a 10 minute walk from the flat - Ocean Terminal which is a really chilled place to shop in. What else... there are families of swans and ducks which live in the river below... the flat is near to the A1 for access to the City Bypass. There is a bus stop outside which will take you to the City Centre in 10-15 mins. There is Portobello Beach a ten minute drive along the Road. In my opinion, you really can't beat this area!

Who would you be sharing with?

I am a 28 year old female. I run my own business and work sometimes from home. My party days are mainly behind me but still have a fair bit of life left in me yet. I'm quiet and respectful as a flatmate and obvioulsy looking for someone to be the same, but still be up for some good banter of course. I shamelessly like watching the soaps, X factor, The Apprentice etc... I'm not a slob but I work hard all day!

No students or couples - sorry or people who work from home.

I don't mind if you're a guy or a girl, preferably late twenties, early thirties. Couldn't share with anyone who smoked or had pets - it's not allowed in the lease anyway. Not wanting anyone who will have loads of people back all the time either, or anyone who plays the drums/electric guitar at full blast!! To be honest I don't want anyone who has a parter round and slobbering over each other either. Ha, best not to waste anyone's time!

Basically I'm looking for someone who's laid back, is relatively tidy, respectful, quietish and makes a good cup of tea.

The rent is £350 a month, it's council tax band C which is about £70-ish a month. Gas and electricity, and virgin tv and broadband installed. Usually it's around £500 a month all in all. Which is great value for the amount of space.
