Hi, i have 2 rooms to let in my modern 4 bedroom 1400 sq ft new build property, spread over 3 floors, in a rural setting only 2. 8miles to town. You will not find a higher standard of accommodation.

The 1st bedroom is fully furnished to the highest standards, the bedroom is a nice room with double window, Double bed, Wardrobe and Chest 4m x 3m. The 2nd bedroom is not large, approx 2.7m x 2.7m but adequate for someone who doesn't have many belongings or maybe midweek accommodation for a professional.

3 bathrooms, 1 on each floor, fully tiled in real sandstone and slate. Huge kitchen/diner with wall mounted lcd tv, 3 seater sofa, stone floor, all integrated appliances. Nice decking outside, furniture, barbeque and outdoor lighting. Lounge with 50" HD LCD, Blue-ray and surround. Large 12 metre drive way. The house also has alarm system. Wifi is included. Bills are included except landline useage. Very clean house the best you will find by far. All utensils, plates, pots and pans are already in the house the lodger only needs their own belongings.

I anticipate great interest given the standard of accommodation on offer and location.

I am 33yo guy, who has recently moved to london with work, so i am not usually at the house. 1 lodger lives here, he is a 28 yrs old professional who is very easy to get along with he has been here 2 years.

The type of lodger we need in the house needs to be what I would consider mature and tidy; A working professional aged from 28-35 (or older), mature, clean and tidy and this does mean help out with the general cleaning of all communal areas, after all everyone uses them, must be trustworthy and honest. I am not in a rush to fill the rooms and will be quite selective, which simply avoids problems down the line. But all in all, if you are respectful, consider yourself mature and considerate of others living here and would like a nice house then you will not find better.
