I take great care to make sure all tenants are nice and considerate and introduce all new tenants to existing ones to check they will all get along well. Harmony between housemates is important to me.

3) £72/week Double Room Ground Floor (large) - front of house - used to be the main living room, new carpet, bow windows ~3.9Mx2.7M (10.5m2)

The house is soundproofed in key areas, thoroughly damp-proofed. Well heated with new central heating system.
Willingness of landlord to make improvements and ability to fix anything that breaks as necessary - just ask, I'm only next door!
You just need to bring your personal items and you have everything you need to live there - all bills paid (gas, electric, water, council tax) - it's almost like a hotel, but I don't cook or clean for you - nor charge you hotel rates!
I would happily live there - if I didn't have my own home already!
We are within 5-10 minutes walk of the Metrolink to Manchester City centre, Bury and Altrincham. Many buses come and go from the large hospital almost opposite us. Several convenience stores at the end of the road and otherwise nearby have extended opening hours. Tesco supermarket (15 mins walk) is open 24hours. There is a sports centre (swimming, gym etc), library and college nearby. Hairdressers, chemists, doctors all within minutes walk.
The house may not be in a happening, fashionable area nor designed by a famous architect in the latest avant-garde style, but it is a solid, dependable Victorian terraced house that comes with everything you need to live, is comfortable, well maintained, newly decorated and has a new bathroom, nearly new kitchen etc, etc.
I do my best to make it a home from home for you! The house is foreigner-friendly, gay-friendly... - actually simply friendly towards any friendly people!

METROLINK £2-£3 for a ticket depending on single or return, on or off peak (busy times)

- Manchester Centre (Piccadilly) <--> Crumpsall Station. Every 6 minutes (evenings 12 minutes): 15 minutes
- Bury <--> Crumpsall Station. Every 6 minutes (evenings 12 minutes): 15 minutes
BUS week ticket £17
- No.89: Manchester Centre (Shude Hill)<--> North Manchester General Hospital (1 minute from the house): 25 minutes
- No.149: Manchester Centre (Piccadilly) <--> North Manchester General Hospital (1 minute from the house): 25 minutes
- No.135 & 59: Manchester Centre (Piccadilly) <--> Cheetham Hill (15 minutes from the house): 20 minutes
TAXIS / MINICABS (eg: Cresta Cars, Ekko Cars, Blueline, Alpha Cars, Academy Taxis)
Minicabs are much cheaper (1/2 price) than the world famous black cabs. Both are licenced, but mini cabs are normal cars that can only be ordered by phone and waited for, whereas black cabs can be stopped in the street.
House <--> City Centre, 10 minutes, Minicab: ~£7, Black Cab: £15
House <--> M/cr Airport, 30 minutes, Minicab: ~£20 (fixed charge), Black Cab: £40 (on meter - so more if you are in traffic jam)
If you fly into Manchester's airport it is much cheaper to phone a minicab (while you are waiting for your baggage) and wait 20 minutes for it to come to you, than take a black cab to us.
TRAINS
Buying a train ticket at the station just when you want to travel is very expensive. Try not to do this. Instead buy it in advance from a website like .thetrainline., even if you do this just a few hours before you are due to travel.
A train from Manchester to London and return can cost £30 - £100 depending if you buy at the last minute and go during busy times ofr not. First Class is even more expensive.
Trains in Britain can be crowded, not so punctual and very expensive at busy times.
If you buy your ticket in advance and at less busy times you will save a lot of money
COACHES
Coaches are much, much cheaper than trains. Ordered in advance at non busy times a return ticket can cost as little as £12
But the trip will take 6-8 hours and involve a stop in Birmingham of 30 minutes to 2 hours
PLANES
Manchester is not a low cost airport. Liverpool and Leeds are low cost with bus connections to Manchester.
You can get a train from Manchester Airport to the centre of Manchester (Picadilly train station) where you can get a Metrolink (from Picadilly train station) or Bus (2 minutes walk from the train station - Picadilly Gardens) to us.
Budget Airlines all fly from local airports

2 weeks' rent as deposit (3 weeks for rooms with en-suite bathrooms)
1 week's rent in advance
Copy of your passport or other photo ID
You sign an agreement with me for the room (requiring 2 week's notice to quit)
You pay me rent weekly, in cash, on Monday (no UK bank account required)
No bonds, guarantees, references, credit checks or excessive deposits.
You will be living in what is effectively my home and I will be in and out the house regularly to check there are no problems - so preventing problems and so I require less securities.
