Room is located on ground floor of a 3 storey town house. Living room and kitchen is on the first floor with family bedrooms on top floor. Currently there is a single bed, wardrobe, desk and storage unit in the room. Sole access to downstairs loo. And shared access to family bathroom. There is WiFi broadband and socket for TV.
Shared access to kitchen. Food may be provided and can be discussed at first interview. Charges will be made for this. Otherwise there will be full access to the kitchen, and access to the family room in the evenings.
Shared use of the laundry facilities (negotiable) includes washing machine, ironing board and iron.
This will be a shared accommodation in a family home - this is not a hotel, B&B or hostel...
NO SMOKING ALLOWED ON PROPERTY (including the rented room) AT ANY TIME.
On road parking available in the quiet residential street.
Small garden with patio and grassed area. Full sun most years and is a nice area to sit out. The room overlooks the garden.
The room will be subject to periodic inspection to make sure that it is well maintained ... if you require assistance with this I have a cleaner who is willing give the room a basic cleaning once a week for an additional charge.

I am a registered childminder so room would be best suited to someone who is at work during the day as it can get noisy after school. Also flatmate will have to undergo an enhanced CRB check to comply with Ofsted regulations.
I live in the house with my 2 children age 5 and 7. We currently only have fish but are looking into getting a cat.
Elmswell is a large growing village just off the A14 between Bury St Edmunds and Stowmarket. Easy access for Ipswich or Cambridge. There is a fair sized Co-op store, corner shop, hairdressers, Fish and Chip shop and Chinese Take Away as well as two lovely pubs. Elmswell also has a train station for trains to Ipswich and Cambridge and is on the bus route to Bury and Stowmarket.
