Preferred room and flatmate description
This house has been completly renovated to a high standard. It has gas central heating and UPVC double glazing. A fire alarm is installed with sensors in every room in the house, fire doors and escape windows on the first floor.
All rooms are fully furnished with new carpets, curtains,bed,bedside cabinet,wardrobe plus other items if required. Fast 50Mbit Internet access is available.
Approximately half of the rooms have ensuite. The rooms without ensuite share with only one other room. All of the bathrooms are modern with good thermally balanced power showers.
The kitchen / dining area is new and is fully equiped and includes Fridges / washer / dryer / oven / microwave / hobs etc.
The modern and newly decorated living room has additional table and chairs etc for your comfort.
The communal areas are regularly cleaned but occupants are expected to clean up after themselves in these areas.
Available outside the property is a limited amount of parking.
The property although in a relatively quiet area has easy access to local amenities such as Fitness First, the one and only Scar cafe, Lockwood pub, English, Italian, Chinese and Indian restaurants, hair dressers, convenience stores and a bakery to name just a few. A bus stop to Huddersfield town is across the main road and Lockwood railway station is within walking distance which allows you to connect easily with Huddersfield, Sheffield, Manchester and Leeds.

The single room is £60 pw. The Double room is £80 pw. The Double ensuite room £95 pw. My double ensuite rooms and double rooms both are typically more spacious than a typical semi-detached house and terraced house as its a beautifully converted victorian house.
**IMPORTANT**
The rent INCLUDES the gas / electricity / water / council tax / Ultra fast 50 MegaBit internet bills. There is also a TV licence for the living room.
When comparing rents please bear this in mind some other flat / room shares want extra money to cover these bills in addition to the rent.
Also the rent will not increase as long as you live in this lovely house !
