Reserving Rooms - Deposit: Equal to 1 Months Rent. A £50 advance on your deposit will secure a room for upto 3 months before it is vacated or if the room is already empty then a £50 deposit advance will secure an empty room 14 days in advance of your rental date. Any other terms by negotiation.

Ambience: Think home not house.

Housemates: Imagine chilled out, easy going, fun loving, GSOH, professionals sharing relaxed ambience in modern luxury home.

Trial: We offer a 2-month trial so you can see what you think to the house & housemates after which rental just rolls over each month. Alternatively we offer contracts as follows, 6, 9, 12, 15 months, etc.

Other Houses: We often have more than 1 room available in several different houses in Leicester, so when replying please make it clear which room your interested in, or if your flexible, then please advise your price range, requirements, hobbies/lifestyle and date room required.

Cleaner: We have a trustworthy retired housewife who cleans all shared areas, every Wednesday daytime. She does not clean housemate's bedrooms.

Rent: The rent is FULLY inclusive of services and even cleaning products for shared areas such as kitchen & bathroom. Specifically included are all utilities, council tax, gas, electric, water rates, broadband - (Wi-Fi), TV licence, DVD player, TV + extra TV channels.

Kitchen: Lovely well thought out and spacious kitchen, with 5-seater breakfast table which benefits from morning sunshine. Rental price naturally includes use of cutlery, plates, saucepans & even dishwasher tablets. We have all the usual modern appliances, plus lots of gizmos and plenty of space to cook as we love food. We also have a quality clothes dryer, dish washer, microwave, double oven, massive fridge/freezer and even a smaller 2nd fridge freezer for all that lovely food.

Garden: We have a lovely rarely used garden with sun when it shines from noon till about 7pm during summer months. Feel free to use barbeque, fire pit, decking, grassed area, outside table, chairs and clothesline. The grassed area overlooks the tree lined embankment perfect for reading, chilling or socialising.

Large Bedroom: Fully furnished including, double bed, desktop/laptop Computer bureau, double wardrobe with full length mirrors, WiFi, etc. We can also provide if required, quilts, sheets, pillows and all bed covers. Although rooms are furnished it maybe possible to provide part furnished or unfurnished accommodation if specifically required.

General: Main bathroom has bath + powerful & thermostatically controlled shower. The separate TV room has comfy 3 seater reclining leather settee and backs onto the garden. Housemates are professionals in full time employment or mature students. Average age of housemates is usually between 23 - 35, although older is fine! Most days the house is a relaxed, quiet place to chill, study, live & sleep. Generally speaking the house is quiet most evenings & weekends, due mainly to professional housemates being so busy... Going out to socialise/gyms and/or other activities & events.

Sometimes it can be refreshingly sociable in the kitchen and/or TV lounge, usually mid week around tea time.

Your welcome to have a TV in your bedroom but when your feeling sociable we have 2 lounges, (one just for us) and one of which is for the housemates to share and socialise in. The shared lounge has a large 29" Panasonic TV, a DVD player and lots of channels. We have a very powerful/fast Broadband Internet/Wi-Fi connection which seems to work very well in all bedrooms & shared areas. Your welcome to test our WiFi before moving in.

If you like gym, running, (even hiking, scrambling, climbing or even skiing), then you will get lots of encouragement from us and as we have 5 good gyms locally, 3 easily within walking distance there maybe no excuse. On the other hand if you just want somewhere to relax and chill after work with good food, TV and maybe a glass of wine that's understandable and sometimes you might not be the only one. And if all this fitness talk is getting boring (we all party occasionally), then we are only 1 mile from the city center & about 1.5 miles from Braunstone Gate.

A separate downstairs toilet also comes in handy some mornings.
