Preferred room and flatmate description

My friend and I signed for this house on Friday and are currently looking for a third person to move in with us on 17th November.

The house is currently being refurbished and will be done to a high standard. There are two massive bedrooms, and another good sized double. We will allocate rooms randomly so you have a good chance of getting an amazing room.

We are looking for anyone who is friendly, responsible, reasonably clean and tidy, sociable and gay-friendly. References are required by the agency, so you must be able to afford the rent.

The house: - Modern fully fitted kitchen with microwave, washing machine and fridge/freezer. - Large separate living room leading onto garden with patio furniture. - Brand new bathroom with shower/bath. - Brand new carpets throughout. - Ample storage. - All bedrooms are fully furnished with bed, chest of drawers and wardrobe. - Less than 30 seconds walk to Balham tube and overground station. -In the heart of Balham near Sainsburys, Waitrose and many nice shops and restaurants.

We will be signing a year long lease with a break clause to leave at 6 months but if you choose to leave before then you can just find someone else to move in and replace yourself on the contract.

There is a deposit of £760 required before moving in, this a third of the over all deposit for the house. This will be paid to the agency that manages the property.

The bills are not included.
