Ambience:
Living in this house you can expect peace & quiet in your room and the garden.
Sometimes! the kitchen will be very quiet but its a large & sociable kitchen where you can pop down to catch up with other housemates. Its a great kitchen for those that like cooking. The large table acts as a social area if you wish to entertain friends. We don't mind occasional dinner parties upto 5 people in total plus yourself suits the dining area. Friends or boyfriends are welcome to stay over for up to 9 days per month. We don't mind a reasonable amount of socialising or housemates coming in late as long as quiet when arriving home late.
My partner and i (when around) usually eat in the separate dining room or separate lounge so as to give an extra degree of privacy for the benefit of all.
We are only advertising for full time professionals or mature students. We do wish to avoid noisy late night party animals, as we've been there, done that & now its the exception rather than the rule. So if your looking for a party house then this would not be suitable. Prices:
We feel a fully inclusive price helps make budgeting simple so all prices below include utility bills (gas/electric/water) and council tax.
The smallest room(s) above off Anstey lane can have a double bed, plus storage cupboards, and potential for desk. Prices start from £290 per calendar month, INCLUDING ALL service bills & council tax.
Also at the same address we have an ensuite room with double bed for rent including all bills & council tax at £440 p/m.
At a different address on the border of Oadby and Wigston a room at £300 per calendar month INCLUDING ALL service bills & council tax. Both houses are executive and in lovely neighbourhoods.
Optional Bedroom Extras:
Option 1:
Freeview Digital TV box add £5 p/m - includes fitting of TV point.
Option 2:
Sky TV box add £10 p/m - This sky option has the added advantage of including a fitted TV arial point drilled in by Sky engineers direct into the bedroom rather than it needing a portable ariel. This basically means a superior picture quality.
Option 3:
Bring your own TV or rent a flatscreen from us at £5 p/m
Broadband Internet/WiFi is available for FREE assuming your laptop/PC is WiFi enabled.
General:
Well presented modern (3 years old), town house, spacious entrance hall, good storage, 4 toilets, 2 of which include ensuite powererful showers and 1 contains the shared bathroom with powerful shower and 1 is the separate downstairs toilet.
Very large shared breakfast/kitchen, large separate dining room, separate study, 20' lounge & large family bathroom & separate WC on ground floor. The house being a modern build is soundproofed, but its a peaceful area with quiet neighbours. We always get relaxed, chilled, friendly well balanced & sociable housemates.
Patio area & lovely garden backing on to green tree lined slope. Garden gets sunshine from noon onwards.
Double oven, very large fridge/freezer, microwave, dishwasher, washing machine, good-sized garden, clothesline & all the usual kitchen utensils including of course the wine glasses!
Notes:
We will except a short term let of 1 month but ideally we are looking for 3 - 12 months and would consider longer if necessary.
Smoking is only allowed outside the house.
